The impact of the pandemic on people’s lifestyles has driven stronger house price growth in areas surrounding most of Britain’s biggest cities, as buyers, such as fintech software developers, seek out more spacious homes in the suburbs, according to new research from Halifax. With this there has also been a search for best trading platform UK.

Based on analysis of mortgage transactions included in the Halifax House Price Index between March 2020, when the first lockdown restrictions were introduced, and June 2021 when the Government’s Stamp Duty holiday began to be unwound in England and Wales, figures shows that house prices in major British cities (excluding London) grew by an average of 8.9%. In the areas surrounding those cities, average house price growth was much higher at 10.8%. 

Since lockdown restrictions first eased last summer, buyer demand has been fuelled in part by a desire for larger properties with more indoor and outdoor space. This has been driven by a shift in people’s work-life priorities during the pandemic and, for many, fewer days spent in the office. With the Stamp Duty threshold raised to £500,000, this provided even more incentive for those buying larger, family-sized homes, even bookkeeping services for small business can tell you that.

This demand has often helped to drive faster price growth in areas further from major city centres, where buyers perceive they’ll get better value for money, though the picture varies significantly in and around individual cities across the country. 

In Plymouth, on England’s southwest coast, the city itself saw house price growth of 5.8% between March 2020 and June 2021, while in the surrounding areas, the average was 16.1%. This was driven by the likes of South Hams – home to Salcombe, Britain’s most expensive seaside town – which at 26.3% has seen exceptional house price increases during the pandemic. 

Meanwhile in Leicester, house prices in the city grew by 6.5% over the same period, compared to a rise of 12.1% on average in the surrounding area, with Rutland and Melton up by 22.5%.

However, further north it’s a different story in Newcastle where property price increases in the city itself (+6.5%) have continued to outstrip those in the surrounding areas (+4.0%). North Tyneside was one of the few areas surrounding major British cities to record a fall in average house prices during the pandemic (-5.0%).

Andrew Asaam, Mortgages Director, Halifax, said: “The pandemic has had a huge impact on the housing market right across the country. This has been shaped by buyers’ demand for more space, a desire to move from the centre to more suburban locations, and the trend for more home working both now and in the future. 

“It’s clear from speaking to our mortgage customers that many have prioritised space over location as a result of more time spent at home over the last year and a half. As consumers look for value in the market, that inevitably leads people to look further afield from major city centres, where you tend to get more property for your money.

“We’ve seen evidence of this in areas right across Britain, with house price growth in the vast majority of cities now being outstripped by increases in their surrounding areas.”

    Partners experiencing a loss of pregnancy will receive two weeks of paid leave as well as six months of equal parenthood leave with the John Lewis Partnership.

    These commitments are part of a new package of support for Partners (employees), who jointly co-own the business, as well as the launch of a pilot programme to provide career assistance for young people leaving the care system.

    Informed by feedback from Partners who shared what mattered most to them, these commitments support our vision to become the UK’s most inclusive business for our Partners and customers, reflecting and connecting with the diverse communities we serve.

    Equality is a founding principle of the Partnership, which was formed almost 100 years ago and supported through our unique employee-owned business structure and written Constitution. These new commitments are a stride forward in redefining our responsibility to this principle and what it means to our Partners in today’s society.

    Support announced today, which forms part of our Partnership Plan, includes:

    • Equal parental pay and leave: From this autumn, all Partners and regardless of how they have become a parent, will receive 26 weeks paid leave (14 weeks at full contractual pay and 12 weeks at 50% contractual pay) once they have worked for the Partnership for one year. Studies show that sharing childcare can be good for gender equality and reducing the gender pay gap1, yet being able to afford to take time off remains a barrier – particularly for low income families2.
    • Pregnancy loss support: Any Partner who experiences the loss of a pregnancy will be entitled to take two weeks’ paid leave. Like all Partners, they will also have access to emotional support through the Partnership’s free counselling and mental health services.
    • Flexible First commitment: All job vacancies will be advertised with a flexible working option, unless there is an operational reason why this is not possible. A ‘blended’ working approach for office-based Partners also begins this month, providing Partners with choice and flexibility with where and how they work.
    • Part-time working: Through our internal Part-Time Advisory Group, we’ve identified more ways to support part-time Partners to help them progress in our business. This includes changes to our flexible working policy and reviewing our recruitment processes.
    • Supporting young people leaving the care system: This month we are starting a pilot programme with Essex County Council to help young people aged 18 to 24 leaving the care system into employment. We will help identify job opportunities via our current job vacancies and provide support including coaching and mentoring and interview practice in the run up. We will also continue with ongoing coaching and mentoring once a role has been secured.
    • Supporting ethnic minorities: Inspired by work achieved by our internal Black Partner Advisory Group over the last 12 months, we will expand our reverse mentoring scheme, where ethnic minority Partners from across the Partnership mentor senior leaders. To cater for a broader range of customers, we will continue adding new products online and in our shops. Hosiery from Sheer Chemistry, clothing ranges with AAB and designer Kemi Telford, greeting cards by AfroTouch and new world foods have already launched across John Lewis and Waitrose.
    • Inclusion Committee: We are creating an Inclusion Committee, which will launch in the summer and feature external advisers who have strong diversity and inclusion experience, as well as our own Partners. The committee will help accelerate and scrutinise the delivery of our plans to be a more inclusive business that welcomes and celebrates diversity.

    More Ways than Ever to Support Small Businesses

    • Spend £10, Get £10: Starting on Monday 7th June through to Sunday 20th June, Amazon will offer a £10 credit to use on Prime Day to members who spend £10 on items sold by UK small businesses, including products from Amazon Handmade and Amazon Launchpad. This $100 million global promotion is fully funded by Amazon to connect customers with local small businesses selling in its store.
    • More Small Businesses Than Ever Before: This year, more than 300,000 sellers globally are eligible for the promotion – more than twice as many as last year – giving customers more opportunities to support small.
    • Prime Day Deals: Once Prime Day begins, members can use their £10 credit to purchase almost any product in Amazon’s store, including from small businesses. More than half of the items sold in Amazon’s store in the UK are from third-party sellers – mostly small and medium-sized businesses.
    • Curated Storefront: To make it easy for customers to support small businesses this Prime Day, Amazon has curated collections to connect customers with small businesses at co.uk/supportsmall
    • Shop Small Businesses with Alexa: Echo device owners in the UK can say “Alexa, shop small business” to discover products eligible for the Spend £10, Get £10 promotion.

    Tens of thousands of UK-based small and medium-sized businesses sell their products in Amazon’s stores across the world and Amazon provides practical support and services to help them grow. More than 60% of UK businesses selling on Amazon export to customers all over the world. Last year they achieved total export sales of more than £2.75bn and supported more than 85,000 job opportunities in the UK. Last year also saw the launch of the Amazon Small Business Accelerator with Enterprise Nation, the small business support network, to help 200,000 small businesses and startups across the UK respond to the impact of the pandemic and lockdown with online learning, bootcamp events, and access to free services, credits, training and support.
